What's going on PB community!! -I have specific questions regarding a 203k loan. My end goal is to buy a property, live in it for 1 year and sell it with a 203k loan. When does the 1 year timer start? When I close on the property? Or when I get a C.O. Or after the construction is complete. Thanks for all the support!!

What's going on PB community!! I received a call from one of my direct mail campaign. The motived seller wants to sell a four family that is fully occupied. The seller doesn’t want to evict any tenants before the closing and the seller doesn’t want me mentioned about thing about evicting the tenants until after closing. I want to OO the property with a fha loan. My main questions is.. Will a mortgage company give me a fha loan, if I tell them I’ll evict a tenant after closing? What are my options besides hard money? Thanks for all the support!!

What's going on PB community!! I have a specific question to my situation I am buying a property for 100% hard money, under my LLC. I want to transfer the property from my LLC to my name and I want to mortgage the property and live in it. What is the best way for me to proceed. Thanks for all the support!!
Hello PB community!! I️ have a property under contract for a flip and the seller agrees to “cooperate in the necessary steps to assigning the mortgage,” my attorney emailed me late last night so I️ wanted to have a few questions answered before I️ spoke with him again. Will I️ need to speak with a mortgage broker so I️ can assume the mortgage? Also I️n layman’s terms. Can anyone explain the process of assigning the mortgage? Thanks for all the support!!

I bought an owner occupied list with 100% equity, 321 out of 634 were "undeliverable addresses." Very frustrating

What's going on PB community!! Unfortunately, my parents have dealt with unfortunate events and they haven't paid the mortgage since January 1, 2017 (today is 9/26/17). They received a short sale notice. I am a listed realtor since April and I have not dealt with short sales. I read the arm length addendum, so I can't buy the property since I am a family member. My question is, can I buy the property under an LLC at a discount and resell it? Also what if, my girl friend (which we are planning on get married in 2 years) buys the property under her name and sell it for market price. I'm looking for a loop hole but I do not want to preform mortgage fraud. Or is there any other option. Or even it's a two family house, can I live in the property for 2 years and sell it and not pay capital gains taxes? I appreciate the feedback in advance

What's going on PB community!! I am a wholesaler in union county. I've sent out 1500 post cards/yellow letters. I want to grow and start mailing divorce/eviction from union county. When I went to union county clerk office in Elizabeth and I tried searching public records, I was only able to search the reports if I had the first and last name. Which does not help at all. I got the same story when I called the offices 4 times. Has anyone been able to search public records without a first and last name, even though the clerks, tells you, you need a first and last name! Thanks for all the support!!
