Awesome, I too am looking in the Atlanta area; however, acquiring rentals with cash flows that meet the 2% threshold has been a challenge. 

After speaking with professionals in the area I've learn what to expect when Landlording Atlanta. 

@tanyasmith I am definitely interested in learning more. I will research more of what you said and will be in touch.

@risahind thank you. I am glad to know there are several options open to us; we are move toward time/price philosophy.

@lorret thanks for sharing. What are the rents in the area for that home, schools business, demographics of the area?

And with that contract, are you still entitled to a sellers agents' commission after assigning the contract as a buyer?

Basically, where is your spread, nothing wrong with having one by the way.

We really have to analyze this. What it boils down to is the equation of cost/time. Although our price point can be met it will take us longer to get there. As we all know time is a commodity that we cannot create more of. 

Well that's what I was told when I just suggested the 10 hour drive vs the 6 hr drive to St. George. I believe we are going to have to look harder and re-analyze what we can truly obtain with our criteria. 

I am learning about these water rights, huge issue for you guys and rightly so.

@Brian Adams Thanks for sharing this success story. I saw that you are looking for more investors for the next deal. I had a few questions.

Does the capital invest need to come from a private person or can an entity be used to hold capital interests; are investors receiving a monthly dividend/return? Are investors purchasing equity in the property or shares in an investment fund,i.e. how is title held; are there terms, 12 month-24 etc.,cash out options with capital + interest retrieval?

Hi @Marc Andrew thanks for responding. Well the thing is, I have a 10 (no more than 11) hours, from Los Angeles search criteria, that is primarily began researching the Zion area. But, i'm all ears, 11 hours being the max.

@Thomas Williamson Sounds like you've done a great job preparing yourself, do you already have a project property selected?

@KweillinGordon what are the rates your company provides?

After speaking with a broker in Virgin, UT, I learned that capitalizing on that  Zion national park tourist vacation rental market can be (relatively) pricey and challenging.

My investor and I are looking for something close to nature or smack-dab in nature; but, still close enough to modern amenities to resolve any issues should they arise (emergencies/food etc).

I learned that if you are in the mountains, you will more than likely not have year round access, no water/rights, 2 hours away from amenities and no management willing to make the drive to check on 1 cabin, needless to say it was a little discouraging to hear. 

However, this explains the lower prices for the intimate cabin setting that we are looking for.

My investor wants something close to an services and attractions, hence opportunity for vacation rentals, when not used by the primary owner; but, still have the ability to provide a private intimate/eco-friendly setting for those wanting to get a way from it all. I learned acquiring both, under $200K+ in Washington County might not be possible.

The broker also recommended Springdale, Rockdale, Zion, Virgin, Hurricane and ST George. I'm interested to hear your experiences.
