I wouldnt waste money upgrading it besides the BARE essentials.

Probably because they've had bad run ins with properties managed by a PM. They really suck in my area, I read the reviews.

Personally if it was my first property, I wouldnt rush into a second. Build some equity, get your feet went with landlording, than look to expand.
