On the HML side, will you own the property already? HML expects more than 3% down for purchase - much more. If you own it they can give you a rehab loan though.
First Deal, multi, HML is going to want to see 20% down at least unless there’s a ton of equity baked in.

You can use lending to wholesale out of auction sites and Sheriff sales. I have contracts that can help you with that

@Daniel Velez runs one in Belmar, about 20-25 minutes from you.

There's @Tom Dagney @Justin Fraser @Erik Cabral and SJREIA, which has smaller satelite events all over Central/S. Jersey.  There's Kyle Jasey's meetup in Asbury Park.

@Dan Turkel has get togethers in New Brunswick, and N. Jersey.

I think you need to use meetup.com and biggerpockets.  There are quite a few.

And of course, start your own!

Couple of articles that discuss the state of flipping, and finding properties.  

First, the inventory is on steep decline, week to week. 

Second, the cost of materials is soaring, but hasn't yet stopped the demand for a new home on the buyer's side.

I know for certain that some banks are flipping houses now, rather than sell off their REO properties for discount.

Thoughts on the environment? 

It was a great event. @Dawn Anastasi is really someone people should look to when assessing how you want to be perceived in this business.  I listened to her speak on stage and to others, and came away so impressed.

Was nice meeting so many people.  Great stuff.

Finding something in greater Grove Street (PATH) area might be tough, but that's a great place to be.  Grove St, Hamilton Park, Van Vorst Park, and immediate surrounding areas a bit further West, all great, but not easy to find places.  Pushing further up the hill on Newark Ave, area isn't as great, but it's changing.  I know someone flipping a 2-family right now in that area.  The Heights, near Central Avenue, also good, and Journal Square (PATH), also good.  

You'll want to be near a PATH train, or right on a Light Rail line.  Otherwise, things can kind of get dicey, like Hunter's Point dicey.  Shoot me an email, and if you're looking at places I'll give you my thoughts.  I personally think it's important to be near the light-rail/PATH for daily commuters.
