Just curious what everyone's preference is. Obviously we all want to make as much as possible but what's the minimum? I've heard 24% for some and others at 18%. But it seems to vary depending on the side of town.

@Robert Ellis I'm currently focusing on Northern Columbus area and Delaware. Lots of interest in Worthington and Westerville area.

@Bethany Orheim You can also call the city zoning and planning department and find out if it can stay residential or if it has to be commercial once sold. I've had to do that with one of the properties I was interested in in Ohio. A lot of times they are willing to work with you since you are working on buying the property. Just don't tell the owner what the city says. I made that mistake and suddenly the owner realized he had a lot more options then he thought and decided not to sell. Newbie mistake for me, but live and learn.

Well said @Matt Geerts! You also forgot to mention he (as well as others usually patting him on the back for spewing napalm on wholesaling threads) has no problem with wholesalers wholesaling in the ghetto for houses 20K in value and under. I always find that funny because if it's SO illegal why is it ok to do it in the ghetto with the low value properties??? Could it be that it's not illegal; it's just they don't care about the properties that wouldn't give them a decent paycheck.

Go to the county website and try to find Tax Lien Buyers list. I found mine just by googling it with the county. The list will show you who is buying properties to rent or flip especially if it was bought by an LLC. You may have to research some and try to reach out to them through social media or email to get in touch quickly. I recommend Beenverified.com to skip trace. You can also go on craigslist and call up landlords that are looking to rent and see if they are interested in buying properties. Take tons of flyers to your local REI meetings!
