My wife was up to the idea of self managing our STR. Do you have an opinion on pros and cons. Did the management company keep your STR booked more per year?

Those are some good points to think about. I can't remember the book I was reading but it did say that not to invest in an area you can not easily check up on in a reasonable time frame when your new to the game. It makes sense how much comes out of pocket investing out of state

Thanks for the advice. I'm still a rookie. Prices rising at this pace has definitely made me think twice before making a new purchase. I have talked to some investors I do know and they also said that denver still have plenty of opportunity. Just need to be patient.

My goals are definitely not clear as I would like them to be. Im learning as i go. All strategies are sparking my interest lol. I have listened to alot of books and one that stuck with me is the commercial buildings. I dont have a mentor or have social media to network. I have been investing by reading and failing as i go.

I do manage my own rentals. All 3 are in a 1/2 mile radius so it's not hard to keep track of them. I would like to move away from managing them myself so I can focus on new adventures. I do need to connect more with investors.

@David Leggett we both look like we have long term QBs so it could happen. I'm just happy we finally get the QB question mark off our list and start focusing on other positions.

Thanks for reaching out. I will be looking into Cleveland more. Are multifamily homes hard to come by?

@Scott E. That is still a good price guesstimate. I am definitely interested in making one of my rentals as an STR. Do you us an management company for your STR. From what I'm reading is that they can charge up to 20%. If so how do you find data to calculate if it's a good investment or not?

@Scott E. I did a fix and flip in 2018 and held for 1 year before I sold. I liked it but I work like 70hrs a week. I didn't have time to appreciate the process. After that I just started to buy and hold as rentals. I have not looked into STRs but I'm very interested. Do you have a price per sqft rule when it comes to furnishings homes for STRs?

@Steven Wilson I was reading somewhere about Columbus Ohio and Intel. I like the idea of buying where big companies are building. I will look more into that state. Is there cities / county I should be looking into closely? My wife and I are really looking into out of state investment. Mostly into mid west states like NE, OK and Kansas.

@Jeff White thanks for the ideas. All 3 of my properties are in an HOA area. I haven't looked into if Airbnb is allowed in hoa. I do have 2 properties that would work great for that strategy.
