@Mark S. I saw that after my comment! I was shocked - because this is a really interesting topic. Sorry to hear you didn't take the step. We are on the cusp now with an opportunity for commercial real estate property. Just got the previous owners P&L for the last 3 years. It's really interesting.  

Maybe you know the answer to this - The previous owner wrote a lot of "other" expenses off on the vacation property (other property repairs/depreciation/fuel etc) - how do i best sort out what *my* estimated expenses will be?

@Savannah Lewison - Great find! I also really liked your responses to everyone's comments so far! 

My question was geared towards the income - you said this is a duplex - yet you have income at 1400 a month. Is that for just one side? Or are you including both sides because as you mentioned with setting aside management costs you eventually will have two units renting?

@Jeremy Taggart - how did you determine .85% for PMI and the insurance cost? Is this something I can just google?
