Hi! Corey what was the verdict? Did you purchase in Winona?

Jordan let’s connect and chat we are looking at a few properties in Winona. Did you happen to go to the schools (k-12) here? What was your experience? What was that website for the block to block rental? Any other unique qualities about Winona you have found?

Hi Biggerpockets nation!

We are looking at our very first property. Looking to do an owner occupied triplex commercial zoned.

All three units are spacious with a nice layout. All currently rent for market value.

At first look, siding needs to be replaced and the roof should be updated within next 3 years. 1 broken window and garage door need to be replaced. Landscaping is a must.

Were looking at doing an FHA 203k renovation loan. Has anyone ever done one? What were the ups and downs?

Anyone have a good suggestion when finding lenders and contractors that have done similar projects? What not normal (compared to a conventional) question(s) do I need to ask?

Hi BiggerPockets comrades! 

We are looking at a commercial property and recently got the previous owners last 3 years of P&L. They broke down the expense by category, but they immediately started annotating a number of other expenses they put towards this property that were for other properties. I.e repairs for one location but they wrote it off for this one; fuel and depreciation on vehicles; and subscriptions. 

As they got savvier the NOI decreased over the 3 years.

How do I best determine *my* anticipated expenses vs estimated income?
