I'm thinking of doing the same sort of thing as you suggested where I have one property free and clear with a few leveraged but more to cover me if I end up with a few vacancies.

The concept of having a neutral third party looking after a property is interesting but not sure how you would go about monitoring a property manager and a tenant? There are already services such as wegolook that can go to a property and take photos of the condition, when work is done or a tenant moves out but I haven't tried any of them out yet - are you suggesting something similar but on an ongoing basis?
