I am just starting as a landlord and will have a duplex. Was wondering what you guys do for managing your personal and tenant communication. I would like to have two separate phone numbers. Should I get another smartphone or was looking at getting a smartphone with dual-sim capability. Just wondering how everyone else managing this aspect?

I'm getting my house apprised and taking out equity for a for a purchase of a duplex. And was wondering if there are closing costs? Also was wondering how quickly this process normally is of obtaining equity?

I agree with you 100% Dani. My parents have a pitbull along with many of my friends and they are great dogs. I will definitely contact State Farm for insurance. Thanks for everyone's help!

I am buying a duplex that is currently rented out with 1 year leases on both sides. The leases are up in November. The one caveat is that the one tenant has a fairly large pitbull. Was wondering what my options might be for insurance? I know a lot of insurance agencies will not insure with pitbulls including my personal insurance for my primary residence.
