Try setting up another gmail account to get another number? If that doesn't work try grasshopper or skype.

1.Check with your local regulations and the current leases.  

2.If you are purchasing to live in than you may be able to terminate one of the leases.  

3.Ask the landlord to terminate on of the leases if on month to month before closing.  

4. Offer Cash for keys after closing.

5. Increase rents on property after closing to help convince someone to leave?

I could be wrong but I don't think a retaining wall will increase the value by 20k.  Without seeing it, it is difficult to tell you but I think you could offset the cost with landscaping and curb appeal.  If a 20k retaining wall is necessary then the yard probably also needs some TLC.  Again without seeing it, it is impossible to say.

@Daniel Suarez if you allow them to be late, they will continue to be late. If they are a month behind they most likely will never catch up. Talk to them and figure out a plan on how they will pay that back. Possibly an additional $100 per month. Make sure that they make paying a priority or serve notices.

This happened to me when booking a bachelor party in New Orleans. Immediately after booking the owner emailed me and said he forgot that there week was Jazz Fest but honored the price listed.

@Nathan Hui. There are a few in the podcasts that have talked about starting right before the recession and how they had to do some creative things to keep cash flowing. I can't think of any of the top of my head but if I come up with one I'll let you now

Check into petscreening.com. I am not affiliated and have not used them but when I let tenants know that I screen their ESAs using this service  I rarely hear any more from them. I usually respond with "We are happy to accept your ESA/ service animal. We use petscreening.com to verify shot record, service animal documents, and make sure there is no aggressive history"
