For a Bed & Breakfast, I am debating....should I have an offsite general manager....or an onsite Innkeep for a 11 bedrooms B&B? How do you find a GM or Innkeeper?

Of course the cost would be different...and an on-site person would use the main home (which I couldn't then rent on Airbnb).

It's not an Airbnb but a Bed & Breakfast. They are 78 years-old and retiring.

Any list somewhere about a checklist before buying a Bed & Breakfast?

I am looking for a site or book that has a detailed due diligence checklist before closing on a Bed & Breakfast. Can you please share any resources?

I am about to write an offer for a Bed & Breakfast. 

I would like to know the "right" duration for the main contingencies (and whether I need to add more contingencies to be safe)

1 - Inspection contingencies: how long should I put?

2 - Feasibility contingencies: how long should I put?

3 - Financial contingencies: how long should I put?

It was built as a Bed and Breakfast. There are 14 rooms, each with a bathroom. Then. large communal area, a restaurant with a commercial kitchen. It's in CT.

What are the resources for someone who wants to buy a Bed & Breakfast and then run it on Airbnb? (no breakfast, or simple breakfast) Need to see what staff can be hired and for what price to have a non-operating Bed & Breakfast on Airbnb.
