Could you elaborate more on the issues you mentioned?

The market here is slowing down a bit, especially on the retail side where homes are selling for over 500k.

On the investment side, we've noticed a significant price decrease in properties in Flood Zone AE due to skyrocketing insurance premiums. Just sold a property in Port Richey and the buyer's flood insurance premium for the year was 11k for a 250k property. Insane!

Since we do deals all over Florida, we're constantly adjusting based on supply and demand per county, but overall, demand in Florida remains strong.

I agree with you. We might see better opportunities as the year progresses, especially with the uncertainty of the upcoming elections.

@Nelisa Lee said it best! 

1. It depends on the number of properties you want to buy. If you are looking to buy a few a year, it is not worth it. If you are looking to purchase multiple a month, it might make sense for you, but it also depends on your marketing.

2. Actually calculating ARV will be the easiest part of the process, trust me. Within 10 minutes, you can have a very good estimate of the resale value. When it comes to rehab, I would recommend networking with people in your area and getting estimates from them while you understand the ins and outs of running rehab. I've flipped properties before wholesaling, so you can reach out, and I can give you my opinion on any property.

3. Proper documentation and opening title as soon as you go under contract with the seller.

4. It's just a regular purchase and sale agreement with "and or assign" language and a marketing clause.

The answer is yes, we have done it several times with our off-market leads. I offer them 2% of the final purchase price to the realtor if they bring a buyer. You would just sign a commission agreement with them and they get paid at closing.

Raleigh is a huge market for fix & flip and wholesaling. My best connections and referrals here in Florida have come from in-person networking events. I highly recommend attending some in your area to get the best referrals from investors doing deals there.

Pinellas County is very strict with STR regulations. Largo is the only city I know in Pinellas that allows stays of less than 7 days.
