I'm an in-state investor in Cleveland, and, like Tom said, the ROI is great. There are C areas where good tenant placement is key that will cash flow $400/month and B to A areas that will cash flow $100-200. My brokerage offers property management services especially for out of town investors. Feel free to PM with questions.

I thought there would be more sticklers on BiggerPockets. Perhaps I should have provided more background, especially for out of towners. In Chicago, a tenant's security deposit must be held in an interest bearing account. The city comptroller sets the interest rate that must be paid out every 12 months, and this interest must be included along with the security deposit. My question may be silly in OR, but it's a matter of 2X the deposit + court costs in Chicago: http://bc-firm.com/chicago-security-deposit-law/

My landlord's failure to pay back this seemingly insignificant dollar seems to me to be sloppy landlording. Would Chicago landlords (or other landlords) consider not paying me interest a serious oversight on his part, or do many of you not pay back the interest?

Hello BiggerPockets,

My former Chicago landlord just mailed my security deposit back without interest. I know it'd be only about $1 but it seems he should know the procedure for this sort of thing and should not be taking any chances. Should I request the interest, call a lawyer, or leave it alone?
