@Ahmad Shah everything you need ton know is there. YouTube has plenty of people you can watch to figure out everything else. Check out Tommy Halt Jr, Max Maxwell, Justin Chamness, wholesale to millions, and all the Facebook groups.

Nicole, I added together the estimated repairs on the property and left about $15k in reserves just in case I went over budget.  The deal ultimately fell through since the owners renegoitiated when we were in talks and the price that they ended up at did not cash flow.  Thanks for the input!

@Joel Senko hi Joel, I’m new also but what has been working for me is reading blog posts in the specific niche that you are interested in i.e. (wholesaling, BRRRR, etc) ask questions, joining the local REIA, and the podcasts are a HUGE help. I jumped into the podcasts not too long ago and decided to go in order from the start. There is some great advice from Josh and Brandon with quite a few newbies and experienced investors staying how to best get started and what books you should read. Hope this helps and good luck!

Hi to everyone in the Biggger Pockets forums. My name is David from Baldwin, NY. Although I've been listening to the Bigger Pockets podcasts as well as The Money show podcast for a few months, it took me a while and I just recently became a pro member and finally decided to post in the forums. I stumbled into real estate investing while looking into ways to make passive income to supplement my regular job. While rewarding and the pay is great, everytime I see my paycheck and the taxes come out, I ask myself, there's got to be another way to make enough to achieve financial independance. So this is how I eneded up here reading all the forums, listening to the podcasts, and most recently finding a mentor that really sparked a passion in me when it comes to real estate investing. During my spare time, I enjoy crossfit, reading, cooking, and spending as much time as possible with my wife and kids. I hope to learn all I can about wholesaling, fix and flips, and of course the BRRRR strategy! Thanks for your time and have a great day.
