Wholesaling in New York

Hey, so I am interested in learning how to wholesale properties in NY. But I have learned online that wholesaling in NY is different than other states. Where I have been stuck at is the contract part of the process, what fees does a seller pay, what fees does the buyer pay? So can anyone recommend a book where I can learn the whole process of buying a real estate property in NY.
