Look up properties that have recently been flipped or are for sale in the area on the city's permit website.  From there you can see who is pulling permits for those properties and call in for quotes and availability.

Funding a live-in single family rehab/hold with 3 medium-term-rentals and saving W2 income to acquire more single family long-term rentals.

I abandoned my plans to continue scaling up with owner occupied small multi-family due to the competitive market and limited supply in Columbus.

Have now pivoted to an off market live-in flip in Clintonville that just kinda fell into my lap. I plan to hold this for 2 years as my primary and then sell for a decent return with $0 capital gains tax and then reassess the market..

Will also be targeting SFH value add in 43224 like everyone else..

I think those transitional situations will drive more rental demand, not purchase demand.

A factor I have considered - after a year of quarantine there could be an increase in divorce rate which could increase supply and help to level out pricing.

Hey Bradley.. I am on my 3rd year house-hacking a 3unit in Columbus near the OSU campus. Short and Long term are both easy to execute, however Covid has had a negative STR impact here just like it has everywhere else.

Another byproduct of Covid has been an increased demand for transitional or furnished medium term housing (30+ night stays). This is the strategy I've found easiest to self-manage and what I have used exclusively since the city enacted STR legislations, addl taxes, fees, and licensing 2ish years ago. 30+ night stays are exempt that enforcement..

STR laws are however host-friendly and it took a lot of effort by local hosts to get there.

The crazy AirBnB parties where people get shot that you've read about in the news have happened here as well.  These bad actors will take advantage of new hosts, so please keep that in mind if you decide to self-manage.

I have been tracking 43224 as well, specifically for a live-in flip.  Inventory seems to move really quick in the pocket north of Weber and West of Karl.  I think a lot of the value add opportunities in this footprint funnel through the wholesalers now.  Most of what has come to market recently has already been updated and sells quickly if priced correctly.  Maybe we see a change after forbearance ends?

My opinion is that the area is prime for appreciation.. because it's attractive to first home buyers priced out of Clintonville who want a garage, yard, easy access to OSU and rest of city, etc.
