Hi BiggerPockets friends. I have a nnn lease question that I'm hoping someone can help me with. If I am the lessee on a nnn lease and I do capital improvements such as fix the roof can I expense those costs in the year that I make the improvement or is that cost depreciated over some longer timeframe. I believed it to be depreciated, but someone I know is telling me that it can be expensed in the same year. Would love to hear from you. Thanks everyone!!! Thanks, Dave

So ultimately if you're able to buy below roughly 75% of the rental income you can grow your income v. debt. That's assuming nothing goes wrong along the way. And that you have reserves ready for those times. But on the next deal you need cash for the down payment. It sounds like people are taking the equity out of the refinance to buy the next property. But, wouldn't it take some time to build enough equity for a refinance to provide enough cash to make another down payment? Seems like some of these guys I hear about have like 50 properties in just a few years. Maybe being in SoCal skews my thinking. Are these guys just buying in areas with a much lower avg price?
