Triple net lease tax question

Hi BiggerPockets friends. I have a nnn lease question that I'm hoping someone can help me with. If I am the lessee on a nnn lease and I do capital improvements such as fix the roof can I expense those costs in the year that I make the improvement or is that cost depreciated over some longer timeframe. I believed it to be depreciated, but someone I know is telling me that it can be expensed in the same year. Would love to hear from you. Thanks everyone!!! Thanks, Dave
