I have my 2 tenants going on two years with both deposits. I want to switch over to non refundable moving fee is it to late for me to do this? What actions should I take?

I have a 3 unit property live in one unit. I inherited these tenants' fairly good pay on time both are related i just have a little of a issue with one tenant son he is on the lease he's constantly in and out the building at odd hours of the night also a little bit of a pot smoker I should I speak with the parent about this ? How should I handle this .

It's been about a year since I have purchased my 1st rental property with existing tenants. tenant has 2 small dogs.. I didn't charged for having them but now I'm reconsidered to charge a monthly fee they do pick up after them but the yard does need some maintenance grass brown spots and dry urine spots on the concrete would it be right from not charging them to charging them I plan to once the lease is up.

I have a 3 unit property with coin laundry I stay in one of the units I get along with my neighbors and I have noticed that they go to the laundromat  I am wondering has anyone ever offered their neighbors to use their coin laundry..

@Greg Scott I agree with you mixed bags I purchase a rental property with existing tenants I decided to put cameras in and around the property common areas and tenants do not like that they felt I'm invading their privacy one tenant even mentioned about we don't steal and another decided to cover the camera with a rag in the laundry room

@Joe Splitrock When the Washroom was remodeled that leak was fixed 7 months pass by and never mentioned that the tube drains slow

I have a first-floor tenant who had their washroom completely gutted out everything new and fixed previously leak and about 7 months ago that leak did minor damage to the basement ceiling washroom. Not once did the 1st-floor tenant tell me that the tube drains slow he decided to take upon himself and fix it he used draino what sure what else he did but water leak to the basement ceiling and walls washroom and made it worse suggestions and how to handle this situation

@Theresa Harris Should I take a consideration one unit as a family and the other unit is just an individual if I decide to charge him a percentage each for utilities
