Hi All!

I'm looking for some good connections into the Cedar Rapids market. At my firm, we have seen a lot of pushback placing people in CR, most common reasons are that the engineers do not want to move there, its in the middle of nowhere, not a lot of attractions, etc... I would love some help understanding the benefits of the area, which neighborhoods and school districts are the most desirable, food scene, hiking, parks, real estate opportunities, sports scene, all the good stuff.

Let's connect! I'm sure there are plenty of great reasons to move to Cedar Rapids and I'd love to meet some more people from the BP community.

The East Hartford and Hartford markets are in general tougher places.  West Hartford would be the most desirable area nearby or Glastonbury.  There are parts of Manchester and South Windsor that could also be good based on what you are exactly trying to accomplish.  

If you are looking for help buying property, @Brandon Rush & @Joseph Salzillo are the agents I recommend.

Hello Hartford and E. Hartford Agents!

I am looking for your help. I work with an engineering firm and we are placing workers at a company in East Hartford. The nature of their work requires working on site, so they have to live in the area. We have a steady pipeline of projects for the foreseeable future, but are seeing a lot of pushback from candidates about the area and relocating there. I think it would be really helpful to hear from local agents to learn about the major draws to Hartford and the benefits of moving there, good neighborhoods, outdoors, fun events, etc...

My goal is to refer all the candidates to the agent or agents most willing to assist.

Hello all - Help / Advise Needed -

In May of 2021 I entered into a purchase agreement for a duplex with 1 unit vacant. After we signed the agreement, the Seller filled the vacant unit with a tenant who was not background/credit checked and a boyfriend who was not on the new lease and also not background/credit checked. I know, Red Flag City, but we tried to make a deal work and offered many different options to get both tenants on our lease. Seller would not budge and became extremely argumentative and aggressive towards us. 

Due to this change in the conditions of the property we asked for a cancellation (with earnest money returned to buyer) and did not go to closing. Seller refused to offer cancellation, claims he deserved to keep our earnest money, and threatened legal action. 

We did not close. No legal action was taken on either side. Our broker suggested we wait and the problem should resolve itself. He said Seller is supposedly not able to sell until this is resolved. 

Seller re-listed with a different brokerage and recently sold. Our earnest money has not been returned. It's currently with Edina Realty Trust. 

Has anybody ever seen this before?? What actions can I take to get the earnest money returned?? Help!!

Hello everybody! It's time for another BP meetup. We had a great showing last time. About 20 fellow real estate aficionados made their way to the event. We had agents, wholesalers, flippers, multi family and single family investors, BRRRR's, developers, and a few who are just getting started. @Jacob Carroll of Bridging Tenants gave an educational presentation on the pros and cons of long term rentals. 

At this event we will go over the pros and cons of short term rentals. Then leave plenty of time to networking and enjoying a delicious beverage or two. 

Remember - start thinking about the Crystal Clear Criteria of what you want to achieve and we will do what we can to help point you in the right direction and guide your way.
