I am 20 years old and have a B.S in Economics, I would say skip college. It only dulled my obsession for REI but I relit the fire. I would say become a contractor and network with as many people you can involved in real estate. Good contractors are so rare to find nowadays so you can potentially make enough money to start your investment journey. Becoming a contractor can also help teach important things needed in the business. It will be hands on learning and try to work with investors to learn from osmosis. Surround yourself with investors and eventually you can find a partner to start maybe on a single family and eventually start doing multis when you build a track record. This is just my opinion, I am not an experienced investor and actually haven't even got my first property yet. I will become a successful investor however and that is not thanks to my college degree. It is just nice decoration on the wall, bc if you want to be a full time investor skip the BS and get straight into that. You don't even have to be a contractor just shadow investors by providing some value to them and maybe get into property management. Good luck with whatever you choose!

My goals for 2022 are to buy my first home as a househack. After that I plan to flip my first property and get an airbnb with another investor. Those are my goals first the first half of the year. Once I finish all three of these projects I plan to get more properties with investors and save up enough to get an airbnb by myself. Other than REI, kind of bonus missions: I want to make my dropshipping store profitable, potentially start a youtube channel, and launch an NFT collection along with these anime shirts I designed myself.

Hey Nick, I am investor who is going to move to the Tampa Bay Area as soon as I can get an offer accepted. I also plan to flip a property there and definitely plan to invest heavy in the area. I would love to connect as like-minded investors.

This is my opinion it could be right or it could be wrong but think about it this way for a second. If you get multiple SFH and use them as STRs yes you would be netting a lot per month but it also comes with a lot of hassle. Okay, then you can use property management but that'll eat into your costs. Of course for a large apartment complex you will still have property management but bc of economies of scale your costs are less. You can buy things in bulk to replace for multiple units such as tiles. Simply because of economies of scale the large apartment complex is the better investment. You can write of all the depreciation and do a cost seg analysis for tax write offs. I would consider any large college town such as Tallahassee or somewhere a lot bigger bc for student housing you can rent it by the room which will skyrocket your revenue. A strategy along the same lines is get a large apartment complex that needs some work and do some value add pull out the equity after a couple years. Then you can keep buying apartment complexes by yourself.

I am located in South Florida but plan to move to the Tampa Bay area as soon as I can. I am looking for a creative way to finance this potential Airbnb I found in Brandon with no money down. I have been researching airbnbs for the last couple months and found unique stays typically get the best rates. I know portfolio lenders usually want someone with a track record but I really believe in the deal. Has anyone used portfolio lenders to lend money while you had no track record but presented them a good plan?

I would say buy large apt buildings bc the tax write offs they provide and cashflow/equity you can generate would be enormous. Say if the market does crash crypto, stocks, and real estate would go down a lot. If you do value add to a couple large commercial property you would have enough equity to where you cushion yourself for a crash. Real estate is the best asset class :)

@Bonnie Low the market is heavily saturated. To respond to the other comments, I have thought of doing a star wars theme even bought some stuff for it but after analyzing the deal even with a daily rent of $300 it just doesn't seem worth it to me. I am going to look for another market in Florida so if anyone has any recommendations that'd be very much appreciated.
