Private lenders or Portfolio Lender suggestions?

I am located in South Florida but plan to move to the Tampa Bay area as soon as I can. I am looking for a creative way to finance this potential Airbnb I found in Brandon with no money down. I have been researching airbnbs for the last couple months and found unique stays typically get the best rates. I know portfolio lenders usually want someone with a track record but I really believe in the deal. Has anyone used portfolio lenders to lend money while you had no track record but presented them a good plan?
