@Steven Brown I actually found exactly what I was looking for with further research last night. There’s a website that a lot of counties hold their tax lien sales. It’s realtaxlien.com it shows all the information you need to know, which are active, and can buy them directly from the site. It’s actually a lot simpler than most would expect.

@Jermaine Chad Ingram this is what I was able to find through some research of states selling liens monthly. There are ones being held yearly with a higher return on investment. I just wanted to find a monthly one to possibly try it out fast and look into it some more.

Ohio: 18% interest. Held monthly/varies 1 yr period

Florida: 18% interest. Monthly, 2 yr period

@Jermaine Chad Ingram I’m going to stick to doing tax deeds In LA county like I’ve been doing.

Is Florida the only state that sells them monthly? How do I figure out what counties would be best to look into?

@Jermaine Chad Ingram I look into Texas to see it’s a tax Redeemable state which seems like a tax deed state. I’m looking for a tax lien state. Is there something I’ve got wrong?

I’m looking for a state to invest in tax liens. I currently invest in Tax Deeds in LA county but wanted to add tax lien investing in other states.

I’m new and hoping I can find a state/county that sells them more than once a year, with 16% or higher interest. This is my first time looking to invest out of state. Any other suggestions/tips are appreciated.

I’m looking into Mojo Dialer & Redx Storm Dialer for cold calls. It just seems so much more efficient, a lot easier to organize, and I love that you can put an automatic voicemail saving 30 seconds per call.

Due to a lawsuit that happened many years ago for a DNC from a different brokerage, my broker said we’re not allowed to use dialers. I spoke to my coach and he told me that dialers in CA are illegal. Yet, I see other successful agents using them in CA. Any of you in CA use them? Is it illegal? Thoughts?

@Twana Rasoul thank you for your view on it! I actually have a real estate coach through Tom Ferry and he sort of told me the same thing today. I just want to be 100% sure while I’m still in the starting process of it all.

I started making YouTube videos and am devoted to build a brand for myself. 

The thing is that most famous youtubers I’ve watched in this industry have their actual names on their social media to BRAND THEMSELVES. Not their companies. It seems like it’s easier to follow an individual person rather than a company for multiple reasons.

1. When it’s a person, there’s more of a connection between you and the people being reached out to

2. If it’s a company account it has to be STRICTLY about real estate and mindset rather than be about general interests. Which limits potential followers

What’s your opinion? What’s a creative way I can make it my name? My names David Petikyan. (Which is taken on all social medias) And maybe I can make it catchy without my entire last name since it would be hard to remember. Sort of like how Gary Vaynerchuck made GaryVee.
