Corina, thank you for your insight! the reason I had started at 500 was just for numbers sake. Off of the list that I have there are only 90 people in my county with delinquent taxes 500 or more, and I was just trying to get something done. Now that you have mentioned the payday loans though and how easily that would be to correct I can see why you should stick to the higher amounts. Thanks again!

Hey all!

     I understand the basics of wholesaling, but I am still stuck on the details of the wholesale process. I get the whole 1.market to motivated sellers 2.put house under contract 3.market to buyers  4.find buyer 5.collect check. This is an amazing process and makes so much sense, but I don't understand what happens directly after the contract is signed? where do you go what do you do with the contract? Do you hand them the contract and they sign it right there or do you meet at a title company or what? what about when you find a buyer? If someone would be so kind as to just give me a simple step by step so that I know what to research I would be forever grateful. I know a lot about what is commonly talked about, but I don't know much about the details.

Hey all!

     Today I got ahold of my local counties tax delinquent list. I went to the Clerk and Masters office and had them print me off the list. On the list I can see that the delinquent taxes are ranging from a few cents and up to about $6k (only 1 person this high), I am new to this but I imagine that these are tiny numbers as compared to what some of you see, I just happen to live in a very small county in middle TN. So my question is who on this list would you guys suggest I market to? What I have done is highlighted all of those that have $500 or more in delinquent taxes and planned to send out letters to them. Anyone that has any experience at all in targeting the delinquent tax list, any help or insight would be greatly appreciated!

Thanks for the advice John! I'm definitely wanting to stay as close to home as possible, especially as I'm just starting, and have a ton to learn. My only issue that I see right now is that the area I am in has a pretty small population, so everyone is much more spread out. I do believe that Lawrenceburg will be perfect for me to start with though as it only takes me ten minutes to get there. If I can find the right deals that is.

Hey Myrna! Thanks for responding, and also thank you for suggesting that I look into Grant Cardone! I found a podcast that he did with Tai Lopez, and I have been writing down a ton of his little insights throughout. I'm excited to read his books. Do you have a suggestion of a solid first one? I'm leaning towards "the 10x rule". I am currently living right outside of Lawrenceburg so I plan to begin investing in Lawrenceburg, Columbia, Waynesboro, Pulaski, or any of the small towns near me. I'm mostly focusing on looking in Lawrenceburg to start, because it is so easily accessible, but I am very open to suggestions if you have any.

Hey all! My name is David, and I am completely new to REI. I was in the Air Force for 8 years, and had planned to make it a career, now because of certain circumstances I have been back in the civilian world for the last two years and I am now realizing that I don't want to work for someone else for the rest of my life never finding financial freedom. I'm fortunate enough to have a couple of friends who have done well with real estate, and now I am learning everything I can. So, this is one of my first few steps on my road to financial freedom. I have listened to a lot of the podcasts and I am now excited to learn and contribute to this community!
