I am looking to add value to anyone that wants to connect and Joint venture in the future. I can do the following for you:

- I can cold call, if you have leads and dialer I can call cold for you. I can cold call for sale by owners, realtors, pre foreclosure etc, distress homeowners, etc. I can do all the leg work with the goal to JV in any future deal or have small equity portion, I am open to hear any suggestions. I can help find deals, analyze deals, research market trends, submit offers, negotiate deals and terms, list properties in FL at a flat rate, I have a data of keywords to narrow down the best deals.

Anyone knows a lender license in Florida with knowledge of sub?

I have a seller open to sub and wants to buy a bigger house, his goal is to do a simultaneous closing.  I have never closed a subject to deal and he is worry about his debt to income being affect to purchase another home. I explained him a lender will be able to remove the subject to property out of his debt to income. But I do not know any lender that do that. I keep hearing from Pace Morby videos is doable. Any lender that might want to help in this situation?

Hello all, I am fairly new to real estate investing. I havenโ€™t done any deals but I do have a distress property with desire to purchase. 

I am currently in south Florida. I would like to know if I can get recommendations for a private money lender or hard money lender that can help me with my first deal. 

I am looking to fix the property, rent it and then re finance it.

I am desperate to receive help since we suppose to close on a cash transaction deal today and the IRS has frozen the account. I am trying to work with a hard money lender but the main issue is the association doesn't allow LLC to buy under LLC. Is it possible to close with a hard money lender under a living trust? or personal name? I am desperate to get help. The owner has giving us an extra 3 weeks extension with the condition to release the funds from the escrow account which is more than $14k. We have sign an addendum to release the funds but we only have 3 weeks to close and the hard money lender is saying that they can closed under a personal name. I would appreciate if I can get referral on private money or lender, Please help!!

@Jeff Dulla what about if I live on one side and rent the other side? Would I still be penalized? Can you rent immediately with conventional loan?

What are some of the consequences if I buy a duplex with FHA loan or conventional and decide to rent it immediately after I close on the deal?

What are some of the consequences if you decide to rent your vacation home as soon as you close the deal. I understand the lender strictly specify you can not rent your vacation home. Will I get in trouble if I rent the property or at least put it on AIRBNB?
