Thanks to both of you for your suggestions. I couldn't find flippingcalculator.com. I figure if I pay for the plus or pro membership here ill have access to the rehab calculator here on BP. How do you guys like the one here??

Can anyone recommend a good rehab costs software that I can use? I'm a newbie wholesaler and I hear there's good software out there which is zip code specific for lumber, cabinet, tile costs etc. Etc....thank you.

Never mind yellow letters, too pricey for me right now. I'll find a local printing company like you mentioned. Thank you.

I was thinking of using yellow letters as well. They charge about .50 a card. Do they give you their own lists or is this something I would give the from list source??

by motivated I meant tax or foreclosure issues. I'm going to focus on high equity (50-60%) for now on list source. Have you tried them for direct mail marketing? If so, where can I see what the postcard is going to look like/say??

thx I was just curious. I did create an account on list source last week. Going to send out to motivated and high equity sellers. Do you think I should just concentrate on 1 or the other to begin?
