Okay .  You have me a little confused.  First you say promissory note ,  with no money down .  Then you say earnest money deposit 1000 ,  then you say deposit 4000 ,  so what does the end buyer  put down ?

you're talking about emd and deposit, emd is 3000 how much is deposit? Doesn't the seller Keep the emd for non-performance?

So how long does the end buyer have to perform on the EMD?
