I’m looking at a single family home that needs full renovation built in 1890 near downtown Indianapolis. I want to know if this a good area to do a fix and flip?  It’s near Holy Cross and Arsenal Heights...

@Jay Nettles what hard money lenders are allowing 10% down? I'm pretty much just finding 20% down.

What are some good ways to find investment partners for the Los Angeles area (and real estate in general)? I'm assuming local meet ups and things of that nature. Any good suggestions???

I saw that you said you just need 4-6 deals per year to make 100 K plus per year. Are you talking about wholesaling here in So Cal?
