So if money is not there, would you recommend a hard money lender on a good deal? I have a friend who is a realtor who is willing to help me look at properties and teach me some things. I have a couple of friends that are investors...had no idea frankly.  I know I have to move slow on this or I could do more harm than good. Michael, with the 2-4 multifamily...are you suggesting a House Hack?

So I am new to this. I desperately want to start investing so I can make a difference in my life and the life of my family. I want to start either wholesaling or flipping. I am in a cash poor position with really nothing on hand to use on my own.  I dont have a team yet and have no experience at doing any of this. For those who are doing this: What would you advise on how to even start in my position? I will be watching tis coming weeks webinar on the 90 Day Challenge to getting your 1st property before the end of the year. I am reading as much as I can right now and trying to learn.

I dont think i have seen such an extensive discussuon on a post before. Lol...i say this....get all the information you can. You are an adult capable of weighing things out...good and bad. You made a bold move. Continue to be bold. Some of greatest inspirations come from thise who defy conventional thinking. The negatives are much easier to see. Do what you have to do to succeed. I wish you all the best

I am curious to know if anyone in the BP community has invested, Passively, with these popular platforms. I would like to know what your experience has been and how the systems work.  Has anyone had real success with them. The platforms in question are Realtyshares.com, Patch of Land and Fundrise.   I appreciate your insights

@Drew Eldridge Hello Drew. Im a practicing pharmacist in Long Island NY. I have been practicing for 20 years. Areas of focus have been Long Term Care and home care settings. I have many years experience in hospice and palliative care. Now i focus on Home IV therapy along with Medication Therapy Management and patient consults. I am an abolute newbie here. I am only renting out my 1st home but looking to expand my horizons and invest for the future. Would like to start wholesaling then move buy and hold properies. Flips would be good to.

@Ceasar Rosas wow....i had a 2 bed in the center of Parkchester overlooking the fountain...top floor..skyline view 12 years ago...sold at 150k...what a turnaround

@Joel Owens thanks Joel. Honestly...i had planned to take a friend of mine a realtor with me. Even if this whole thing winds up jot being what i need, i plan to continue to reseach and learn here. All the posts here have great value and have prepared me for whats to come. Aside from this avanue and BP...how would a local realtors assosiation help a prospective investor in learning the ropes?

Gabrielle...i hear ya. I did attend yesterday. It was infornative and yes for the 200....ill try the 3 day...if it gets the ball rolling the investment is worth it
