@Nick Foster you should also look into the permitting process. I have heard that to qualify for the permit to build a ADU you must sign forms that you will not short term rent it or even long term rent it. In some cities in Sd they would like your family to live in it.

I would sell it if I were you.

Hard to short term rent it.

Hard to add value to it. Like adding a room or bathroom to it. And your HOA will go up in the future.

I also think it is a good time to sell.

I live in San Diego and own several properties here. Most of my rentals are duplexes. I bought a house last year in Claremont San Diego and I have doing short term rental. It has been doing really well. (Way better than I expected). I would buy another here but I am afraid that the city will start to band it. It has been really controversial here.

Has there been any issues with the city or state with str?

I am using evolve and i am happy so far.  It has only been a week and i have a full August and September.   i have the first family staying a my vacation house this weekend and things are going good.  thanks for the info..

My question is: should I use Evolve to help me with my vacation rental. I just bought a house that I am considering renting it out as a vacation home. The house is in Clairemont, San Diego about 4 miles away from the beach. I heard of a company called Evolve. Evolve helps owners with 1. market your property on all major sites 2. Guests inquiries and reservations 3. Guest communication 4. Some on the ground services. Like Housecleaning. They charge 10%. This house would be my first vacation rental. I live near the property And was wondering if I need this service and would it help me as much as they say they do. Hoping it could help me bring in more bookings. Any advice would be greatly appreciated.

I do not think I would recommend my property manager. Their rehab costs and turn over costs are way to high. You might find better. Good luck.

I own a 9 plex in Kansas City and I pay for: Water 200 a month (one meter) Trash 130 a month Gas 150 a month (only one water heater) I bought for 150k 2 years ago. It has (2) 2/1 and (7) 1/1. Average rents are 550.00 a month. It has been a long road getting it stabilized. But finally starting to get an ok return. So my recommendation is find a better deal. Have a good property manager in place and make sure it is in a good area. Check the crime rate and schools in the area. Good luck.
