@Ryan Schumacher call insurance, get plastic put on the roof and get bids. Roofing should be $300-400 per sq. So 15 x400= 6000 they are asking $533.00 seems high to me.

@Shawn Jetton if the price is too low, then you should get multiple offers. Also your job of flipping is to make a profit and you don’t make a profit until it closes. And every day you own the property yo add risk to potential reduction in profit or a loss

Rule #1 in real estate only purchase property for what it’s worth today as it sits, not what you hope it will be in the future after all your hard work and risk. Unless you don’t think your time and life have any value. Always act as though a project is its own entity and has to pay everyone for their services, including you, the person bringing it all together.

@Chance Gabbert, it’s like gambling take the profit when it’s there. Move the capital to another property which should be purchased below market value and generate more profit. I also know how you can invest into other projects and pay no capital gains tax on future profits. Contact me if you are interested in knowing more about it. -David
