@Trevor Scheiderer I’m going to be blunt, don’t do it, especially as your first deal. Turnover and bad tenants will eat up any potential profit. Each vacancy will cost a minimum of 1 months rent and repairs of $500. And I’m being kind with these costs.

@James Defazio look into an opportunity Zone fund, gives you 6 months to reinvest the gain.

@Phillip Johns after you do the proforma work on the property. If I were to invest my biggest concern would be turn over and neighborhood employment. Also what is the IRR, and exit plan?

@Lynell Sonoda a lot depends on your specific goals. I would recommend putting 1/2 in an opportunity Zone fund as that is a long term play and defers your tax and take the remaining in cash and pay the tax. This way you can take your time and find another property without being under pressure and paying more than it’s worth to avoid taxes. If you would like to talk more message me.

@Thor M. Real estate is about lifestyle and then money. We only have one life to live and do not take any money with us. So first assess which plan would give you the best life. Financially every else in real estate is about risk and return, Roi! So the current market on the coasts is over inflated with 3-4% returns and not making financial sense. I would suggest that you take your profits and getting as much tax free cash as you can then invest the remainder in a higher yield property, something large enough to be professionally managed and don’t over leverage. I’ve been through the crash. So I suggest no more then 70% loan to value.

@Alvaro Rodriguez if you e done much construction you know crap happens, I would let the repair problem be the sellers and have a third part structural engineer check the work. If you close and take the cash, the problem becomes yours. If it ends up being a bigger problem it’s yours also.
