Hey JaNarria, the process of finding contact info for someone is called skip tracing.  Using a skip tracing service will help to locate the owner's current mailing address, phone number, social security number, and other personal info.

The MLS provides the most accurate estimate of market value. Why? Because the MLS contains the most recent sold information for properties in your subdivision.

Using Zillow, Trulia, RedFin, or the tax assessor's value will only give you basic info.  Those sources won't give you accurate information as to what a buyer is likely to pay for a retail-ready house like yours.

Why don't you have MLS access? In some areas, you can build a relationship with a local RE agent, provide the agent with leads, and get established as an unpaid assistant. Having MLS access will strengthen your ability to accurately determine current market values.

As for estimating rehab values, get to know some contractors in your area.  Learn how much it costs to do flooring, paint, air conditioning, plumbing, etc.

One great way to get started is by getting educated.  There is plenty of excellent content on Bigger Pockets.  Dive right in, find a topic, ask plenty of questions, and then TAKE ACTION.  This business is not for the faint of heart.  But, if you don't quit, you will succeed.

Hey Brie, judging from the picture you posted, it looks like a good carpet cleaner should be able to remove most, if not all, of the stains in that carpet.  If you'd rather not deal with carpet any more, have it pulled, and replace the flooring with tile, wood, laminate, or linoleum.

Hello all, my name is David Markette.  I'm fairly new to the BP community.  I have lived and worked here for several years... we have been full-time investors since 2012.  

Our company, Markette Properties, invests in single-family houses throughout the San Antonio metro area.  We buy houses, manage fix-and-flips, manage make-ready projects for buy & holds, wholesale houses we choose not to renovate, and sell houses to retail buyers.

We have some experience with alternative financing options such as sub-2 and short selling.  We are always looking for new and improved ways to find motivated sellers, and improve our rehab techniques.  

I am looking forward to meeting like-minded investors in the BP community!
