My 5000 sqft, 6 bedroom, 8 bathroom house on 40 acres in Lyons, CO is almost finished, about 3-4 weeks from certificate of occupency. 

I'm looking for a 3-5 year interest only loan or 30 year, whatever makes the most sense. 

 I've been paying cash, $250K for the land and about $500K for the construction. It will appraise for $1.5-1.8M in this hot Boulder County market. 

I'm self employed, I lost big in 2008/2009 so no conventional banking will work, I've been trying for months. 

There's New York and Florida hedge funds saying they can do stated/stated, 3 points and 7% because of the equity, I'm looking for something local and better, please let me know, thank you, David

Hi there, still looking for options to build my personal residence. I purchased 39 acres in Lyons, CO. (Boulder County) last week for $250K cash. I want to GC the house but the banks need a licensed GC to get a construction loan and my tax returns don't show that I make much money as I"m self employed. I'm looking for about $400K line of credit to build the 4500 sqft house which will be worth $1.3-5M when finished. Any interest out there? Thank you, David

No longer needing my previous request after multiple offers over asking price of $700K+

I've switched gears and I'm now paying cash for 40 acres for $250K and will be building a $500K house which will appraise for $1.25-50M because well, it's Boulder County!

I'm not sure the best way to go, cash back refi on the land, (and use that cash and remaining cash I have to build) construction loan, bridge loan? Again, I don't want to do the traditional financing, any options out there? Thank you, David

Thank you for the replies and I'll reach out to you all. Here's exactly what I'm looking for, stated income, no tax returns, no letter from my mom. I'll put $200K down on a $700K home. Looking for 15 year loan at 5% which is $4K monthly payments. No pay off early penalty. If you want to do this, please let me know, thank you, David

Looking for a $700K residential 15-30 year loan. I'm self employed and can put down 20-30%. Not looking for headaches from the normal bank loans which I probably can't get anyway. Lost many investment properties in 2008/09 so bad credit, etc. I've been paying $3200 per month rent for the last 5 years in a $1M+ home. Please let me know if you have any input, thank you! David
