Many private hard money DSCR lenders only do so on properties that are for investment purpose and not for owner occupied properties, so any insight on this would be helpful!


 Non Lenders, Just like it says in my post. I am an experienced flipper/broker/builder/investor looking for users who have had good (& bad) experiences with their lenders.

Brandon, Jake's response is probably the best. I'm trying to get my son to do this (Buy and not live in it). I had a good deal for him and knew it wouldn't last, but he was too busy. Needless to say, the property went under contract within 48 hours. Being local as well, and seeing that you are young and (Assuming) inexperienced, this can be a tough industry to learn in. I would start by finding a local investing group. There are some on Meetup. I must warn you though, you need to make sure it's a group that will help and educate, not try to get you to buy some program or a membership with promises of grandeur! Then look for a 2 flat, live in one, rent the other. Are you looking for turn key or BRRRR? I do complete gut remodel jobs (You get your best deals on the ugliest houses).

Looking for recommendations for Hard money/DSCR lenders from END users! Let me repeat that, END USERS, not lenders. Just getting my ducks in a row for the next project. I can tell you who NOT to use, Roc Capital (Roc360) or any of their affiliated companies! I thought LimaOne was pretty good, but have seen a lot of negative comments about them as well? (They spoke at one of our investor meetings)

I would agree with most of the comments above, Yes, it makes sense to use a buyers agent because the commissions come out of the sellers side. That being said, Make sure you use an agent that is familiar with these types of sales. I'm an agent, but, I'm also a custom builder/flipper that focuses on distressed properties! I look at the Judicial, sheriff and auction sales.

Hi Ray. What is it you're exactly looking for? I am a broker (north shore) builder (Custom homes since 2000) a flipper and rehabber. Illinois market for flipping is still good, but, the competition is getting more aggressive compared to the retail value of the finished product. Other Words, people are bidding up house at the auctions (sheriff sales and bank auctions in particular) but the retail value has not increased accordingly. (Margins getting tighter). There are still good deals to be had though! There are a lot of variables to consider here? What it's going to boil down to are your goals and price points?
