First of all GOOD FOR YOU!!!!! Better to jump in than let your money sit around. Get those dollar bills out there working for you.

Based on what I read I think I would re-finance and get another property and rinse and repeat. Its better to have 10 properties that cash flow 100 a month than one property you own outright that cash flows 1000 a month. Don't forget the more you have the better your appreciation, tax write offs, and net worth.

Everyone is different and every scenario is different. But buying one, fully paying it off and then moving to the next is a very slow and ultra conservative route. I would recommend reading the BRRRR method book. Usually the time if would take you to fully pay off one you could have bought many more. All things being equal its usually far better to own 10 percent of 10 properties than 100 percent of 1

so im pretty good at the financial analysis, my wife is good at the paperwork part and my partner is the outgoing networker. What im really looking for is a book that shows me how to analyze and find deals on multi family. We are working hard and doing well in the single family flip market but im trying to develp a plan i can put into motion for larger multifamily in the next 6 months while we continue to do flips on single family to build capital. I hate my job and really want to retire by march 2020. Because nursing sucks. Lol.

need some book advice. hello everyone! long time bigger pocket podcast listener looking for boom recommendations. im going to pitch to some investors in a couple months on acquiring a large apartment complex. looking for a book that will teach me how to find and analyze aparrments and how to show in real numbers the roi, cap rate, cash on cash etc and be abke to prove how they will make more money than they do in stocks. also want ro be able to analyze different complexes for deals. thanks in advance.

Im a newbie but Im gonna try and make it there with my wife.

We won the wing eating challenge a couple months ago there. 12 wings, crazy hot in 8 min.

Hopefully see everyone there. We are brand new investers who have a total of zero deals under out belts between the 2 of us.

Hello everyone. My name is Dave and I live in the New Haven area in CT. Just looking to start at real estate and like every newbie I am overwhelmed by the options. I am sure at has been covered else where but where do I start!!!!!

My wife is doing a class to get her lisc as an agent and we will be signing up at a local REIA so I am sure that is a good place. We recently finished a 3 day workshop with Fortune Builders (Than Merrill). Tons of good information, along with tons of upsell and sales pitch, and clapping, and loud obnoxious music. I have to be honest I am extremely interested in the Mastery program and I feel like it would be a huge help. But its 30-50k depending on your level and that ain't happening. They set up a phone call and I am sure they are going to lower the price. Me and my wife feel it would be worth 7-10k. They do have some pretty good looking software and a good organization system. However the price for the package is just not reasonable. I have no doubt that it would help tremendously. For those wondering its much more than a coach. Its multiple live workshops, field work, some programs that look amazing for assessing value of a house quickly, estimating rehab cost, printing an exact material and work list for a GC, marketing campaigns, etc etc, etc, etc. I know there is some cheaper software out there but this looks like a seriously upgraded and much more sophisticated version of everything else that I have seen. But not 50k sophisticated. 10k. maybe. 7k for sure.

I am super interested in getting an apartment complex. That is a daunting task but that is what I am most interested in. It seems wise to get a house or two first under my belt but I cant help it. I see 30 or 40 door complexes and I drool all over myself.

Anyways that's me. If anyone wants to throw 2 cents into the pot I will be glad to listen and learn. Thanks. Hopefully one day I can spread my wisdom to some young buck too (except I'm in my 40s but hey just a figure of speech).
