@Kevin Kohler, first question we asked our lender when we found out the property was vacant is if they lend on a non performing asset. That’s great advice- thanks.

@Shawn Mcenteer hi Shawn, we actually ended up offering over asking. Miami is a very hot market. We had to dive down and find out why the property was vacant. It turned out to be a probate transaction, our broker knew the listing agent and the property tax liens where no impact on value. We agree with buying the property vacant and being able to do some renovations and pick our own tenants. This is our first offering on a investment property and I hope they accept our offer. We already learned a ton just on this property so let’s see how it turns out.

We are trying to figure out why the property is vacant. I just spoke to a lawyer who also confirmed the tax lien is just a debt to the seller at closing. I can’t imagine e somebody paying $645k for a vacant property when you have three occupied comps down the road that have traded for $650k. However, it is a hot market in South Florida. Hopefully we will find out the back story soon.
