New Investors usually need that one thing to be successful. For some, it's running comps. Some need partners. Others it's finding sellers and or buyers. PropStream was the one thing i was missing that helped me change my business overnight.

What one thing are you all missing or in need of?

 Are there any title companies that you would recommend? I have called several but they either don't have an attorney or if they do, they aren't available.

I am in the process of doing a subject to deal and need a real estate attorney to answer a few basic questions as well as a contract to make the deal real.  If anyone has an attorney they use or a subject to contract then could you share? I appreciate any help.

I'm thinking of doing a sub2 with a lease option exit for a property that has about 50% equity and needs about 20-30k in repairs. Could I have the owner take a HELOC for the repairs?
