How important is image in real estate sales? I'm a pretty modest guy, not flashy at all. I am currently working on getting my real estate license and am wondering how much I need to change my image. I drive and old pick up, should I buy a Benz? I do plan on investing in a more professional wardrobe. Other all what are y'alls opinion on the effect of image on real estate sales?

@Russell Brazil I'm kind of a modest guy. I drive a old mini and a Toyota pickup. I guess I'll start changing my image and relationships. Thank you

I'm currently taking an online course to get my license in Virginia. How difficult is the test and what should I be studying along with or after I take the course, prior to taking the exam? I am also curious if one can successfully be an agent part time while working another 9-5 job. I know sales are slow when someone first starts and don't want to quit my 9 to 5 right off the bat to do real estate. Also how hard is it to get into a brokerage as a new agent? Will the pretty much take anyone, or are they picky in who the choose? Any other advice would be much appreciated! Thanks in advance!

I want to get into real estate investing. I currently have one property, and am trying to get more. I was thinking about taking a real estate course to learn more and get my license. It is not something I would completely jump into, I would just do it for my own deals and friends and family, while keeping my full time job. Can being a real estate agent on a small scale be worth it? Or would mls fees and such not work in your favor? Can one sell real estate with little to no fees associated? Thanks in advance.

I bought my first house last year with a traditional mortgage, and am now looking to buy my first rental. The house I'm interested is listed for 59,000 but has been on the market for half a year. I want to offer 38,000 for it I think it would rent for 800 a month in my market. I have enough money for 20% down. 2 weeks ago I went back to working for a company I worked for a year ago. I don't make much but I don't have any debt. My only payment is my current mortgage. I'm wondering how hard it would be to get a second mortgage. Would I not get another mortgage because I just started a new job? How strict are investment property mortgages?

@Scott Smith thanks that's very helpful! I think I'll move forward without an LLC and eventually move my assets into one once I need the protection and have a decent portfolio.

I own my primary residence. I am now looking to buy my first buy and hold rental property. I am wondering if I should start and LLC or just my it in my name. Does getting financing change if you buy it in an LLC? Or does it work the same way? What are the advantages and disadvantages of using an LLC? Thanks for the help!
