 Depends on what I want to do with the money

  • ... towards another house that will cash flow better?  (otherwise, what's the point?)

So I guess all I'm saying is, what do you want to do?  If you simply want money to pay your day-to-day, then maybe keeping it as a rental would be best.

    How is the current and upcoming economy affecting RE?
    • Wages are rising
    • Rates eventually going to rise
    • Employment is up
    • Inflation likely

    Now I don't know how true the above bullet points are but those are the most common topics I see coming up these days.  With these ideas in mind, how do you see them affecting real estate?  I'm seeing a lot of opinions that now is more a "waiting" period to see how the RE market reacts.  

    What's your guess?  What actions are you taking?

    I personally took 1-2 months trying to figure out numbers that fit the lifestyle that I currently want, and a lifestyle I potentially foresee.  It took a long time to figure out true expenses - that includes your normal bills and, more importantly, your non-normal bills - cars break down, need maintenance, kids get more expensive as they grow up, inflation, etc.  @Dawn Brenengen and @Max Householder  made some excellent points.  Is $1300 after expenses?

    This is not to say that you can't accomplish your goals, but rather, you should be more detailed in your numbers.  When you figured those out, then you can get a more realistic picture of your goal.  It's very easy to get caught up in figuring out dream numbers and getting excited when you don't include all the facts.

    Note: If you truly plan on "retiring", i.e. not working, then you'll want to factor in property management into your numbers also.

     Yes I mean 100% managed.

    Including acquisition?  Any suggestions on how to go about finding providers with this sort of number?  Or do we just need to use brute force and call everyone and find out? haha.  Would love to hear more info on this.

     I had to look up "appraisal contingency."  Thank goodness I did . Thank you for that little tidbit.  Addresses one of my biggest concern.

    Any thoughts from the seasoned vets in the trenches?  ... sure it's an NBC article... but still puts out some interesting thoughts.

    After opening the app, you have the navy blue page with the 4 options - Forums, Blog, Podcast, Calculators.  If you click on Podcasts, it'll "load page" but the page will be empty.

    Was working last week.  Guessing some sort of list feed is no longer working.

    The hybrid app portion of it works fine but it's not nearly as user friendly.

    Using version 3.9 for Android.
