@Hans Kautz As I am currently in my first two years self employed I basically am not touchable from a conventional lending standpoint. I have used Lima One’s Rental 30 loan to get through refinancing during this period.

@Leslie Mangrum Cashier’s check, money order, personal check (until a bounce), ACH, and credit/debit. I do not accept cash. I use Tellus for management with handles the digital payments and a PO Box for paper.

One handyman I use occasionally has told me that when you see those 30% higher bids it is usually because the guy doesn’t want the job. He readily told me if he found a job too far away, the person was extremely fussy to the point he didn’t think he could satisfy them or if it was something he hated doing he would almost always mark up the job enough to either discourage acceptance or be able to take a day or two off and relax afterwards with no lost income.

Not a bad strategy in my opinion. Gives more options than just saying you can’t quote a job.

@Eric Weireter and @Gary Swank are pretty spot on. I haven’t had an issue getting rulings in my favor when money is due but the tenant can pretty much pay at anytime up until the end and stay. Cash for keys appears as a good option if you want to get someone out in less than 30 days - I just wish I would have known about it at the time!

I just did that with Lima One and their Rental 30 product. So there are options outside of just conventional long term for BRRRR.

I don’t cut off based on score. Below 600 though I require a 2x security deposit. As long as income level is 3x that is.

I personally do not as it is just a bit far for me. You will probably want to check out the local ACRE Pittsburgh subgroup for Beaver County (yes I know NC is actually Lawrence). You should find a number of folks doing NC there if you hit their monthly meetings.

Good morning, Carloz. I have used Todd (https://bellons.com/) for a couple projects this year and been very happy so far. I haven't had him do a fence yet but I know he does do them. You may want to give him a call.
