I just purchased a couple of SFH's that are already under lease and producing good cash flow. However, after closing I came to find out the current renters do not have renters insurance. Is this something I should require on future leases or is my homeowners insurance sufficient enough?

@Chase Louderback thank you for the feedback.  My analysis is a little crude, but I'm showing negative return for the first year, but I'm assuming I'm missing something, which is why I reached out to the community.  It is student housing, but they have parental guarantee.  Not sure if they reduces your concern or not.  Here is the analysis I did.  What am I missing?

I'm looking at a multi-family investment, but after doing the math I don't think this actually creates a very good cap rate, nor a good annual income.  I wanted to get feedback from those who are more experienced to see if I am missing something here.  The asking sales price is $960,000, and below is the information provided to me by the seller.
