Post: Expired Listings

I'm planning to work expired listings as part of my strategy. I have several real estate agents that have been very helpful with my investing, but they aren't too keen on sharing expired listings with me because that's how they get business and I definitely understand that. I've heard there are expired listing leads you can buy. Does anyone know about a good lead company that has expired listings?

Also, if someone has had a successful experience with expired leads? What's the general process. I know you can always go knock on the door, which I never have minded doing and have done many years in different kinds of sales, but I'm all about trying to speed up the process, especially since I'm looking to automate and work in other markets as well. Suggestions?

I've been wholesaling a lot lately and spend a lot of time going to open the door for buyers. Most of mine are off market and the seller meets me at the home as well as the buyer. I know there are a lot of wholesalers who wholesale in different states and obviously cannot be there, and if off-market, wouldn't have a real estate agent to open, but must make contact with someone to open the doors. I would like to maximize my time and do the same and instead of spending hours a day opening the doors, I could focus on $-producing activities.

What do you all suggest?

I appreciate the info. Just need to be able to put in name and address and find numbers. I've an an insurance agent a long time and am always very careful abiut the do not call list. But in this case,  Im not calling as a RE agent to list their home or to sell something, but offering to possibly buy their home, so I agree it doesn't seem like the do not call list would apply.  But.i like to make sure because the fines can be stiff.

I'm looking for a website to look up phone numbers that is relatively inexpensive. I signed up for Spokeo thinking it was unlimited, and quickly got a message that I had used my max and to upgrade to 200/m for $61/m. I know there must be less expensive ways. All of them online say "Free Phone Lookup," but it never is. What do you all recommend?

Also, if you see a vacant property and want to call the owner, is it necessary to check the "Do Not Call" list? I know it would be as a real estate agent or if I was selling product, but to call to ask about their home, is this necessary?
