To add, you could also buy a water damage meter reader from Amazon, then return it after you've measured.

I'm no expert, and don't have that much experience, but that to me looks like water was up in there at some point. What's directly above that spot? Bathroom or plumbing?

Hey @Thomas Klein, congrats! Following up to see how things are going now. I'm looking for a similar deal in Fort Lauderdale for house hacking. Did the rehab include turning this into a duplex? How did you find out that it was zoned for a duplex? Thanks!

Wild thought - leave Sarasota. There's more affordable (and more touristy - for the previously mentioned Airbnb ideas) in Florida!
