Hi All, 

Turning to the community here for some assistance again. 

I was recently notified during the process of applying for a HELOC that there are two unsettled hospital liens against me. I spoke to the county clerk and was told these belong to a person with my same name and it appears to be a mistake. The bank that I'm working with for the HELOC is also looking into this to see if their systems pulled incorrect information. I have no idea how this could happen since they have all my personal information, including SSN, from the HELOC application.

In case they cannot get it sorted, what are the steps to get these two liens removed from public records? The property is located in Broward County, Florida. 

Any insight is appreciated. Thanks in advance!

Looking for some recommendations for a reputable impact window company around the Broward county area. 

I have an order of about 14 large windows that I need to place soon. Currently working with BNT Windows out of Pompano Beach - quoted me $26k. That quote definitely made me do a double take - hoping thats on the higher end of the pricing spectrum.

Definitely more multis in Broward, as mentioned above. Fort Lauderdale east of the 95 is great if you have the $$$. I have a unit in Sailboat Bend - SFH with a back 1/1 cottage.

I'm currently in the process of getting approved with PNC. Good rates and great customer service from my local branch in Davie. I'd recommend checking them out, however not sure about the out of state portion.

Thanks for the replies so far. @Reese Newell this checklist provided by the city seems to encompass everything needed, am I missing anything else? 

  1. 1. A notarized letter of authorization is required if a person other than the owner applies for registration. (Any owner or registered agent of a corporation/entity can sign as the applicant without this letter if proof of attachment to the corporation/entity is provided.)
  2. 2. Proof of property ownership. (If the property is owned by a corporation/entity, proof of attachment to that corporation/entity is required. Properties with more than four (4) units under the same roof and are collectively owned, DO NOT have to register. Properties with more than four (4) units under the same roof and are individually owned, MUST be registered.
  3. 3. A copy of a current license for a transient public lodging establishment with the Florida Department of Business and Professional Regulation (DBPR License). (If the property is homesteaded, the owner is occupying the property and is only renting a portion of the property; the applicant can provide a notarized letter, stating that ALL of these conditions for this exemption are in place, that can substitute this license.)
  4. 4. A copy of a current license with the Florida Department of Revenue for sales tax collection. (If your state tax is collected and remitted for you by an advertiser or property management company, a notarized letter is to be submitted stating such).
  5. 5. A copy of a current Broward County Business Tax Receipt. (If you provide a notarized letter to substitute the DBPR license, you will be exempt from this license)
  6. 6. Proof of registration for Broward County Tourist Development tax collection. (If your county tax is collected and remitted for you by an advertiser or property management company, a notarized letter is to be submitted stating such).
  7. 7. A City of Fort Lauderdale Business Tax application. (This application must be submitted to the Vacation Rental department, not the City of Fort Lauderdale’s Business Tax department.)

Hey Yall,

In the process of launching an Airbnb at the new property I just purchased. The property is located in Fort Lauderdale (Broward county) and is a detached 1/1 on the same plot of land that my primary residence is on. 

I've well aware of the local licenses required for STRs but my neighbor (also operates an Airbnb) informed me that those licenses can sometimes take up to 6 months or more to get approved. What are some of the liabilities and implications that I might face if I operate my Airbnb (in accordance with the Airbnb rules) without obtaining such licenses for Fort Lauderdale/Broward county? The property is already insured and is good to go on Airbnb terms.

Any advice for an umbrella policy, or does Airbnb cover that in a worse case scenario? Should I wait until the county STR license get approved then open the Airbnb for business? If I open it up now, what are some of the implications I might face?

On a side note, Citizens has been the only agency that the brokers I've talked to say is willing to insure my property. The brokers state that it's because it's due to the gap in coverage (haven't had any insurance on the property since I've purchased it about a month ago) and the fact that there are two separate units on the property (one will be my primary residence and the other one will go on Airbnb).

Coming from someone that was in debt, pay it off and it will reap benefits info the future, especially as you look to acquire more properties.
