am I the only one a little confused and skeptical? Steve posted two months ago that he was making money working oil and gas fields. Now his story is that he's been selling ad space for about half a year.

Get three itemized bids. Use those to get a benchmark on how much his work should cost. That's how much you pay him. If he works on contingency, you have to pay more. If he gets paid up front, he gets less.

in that case, sounds like a moot point. They don't have to take it down, and most people aren't likely to be offended. They'll know when it comes time to re-lease, and if it hits them in the wallet, they will react.

Start interviewing property managers. As mentioned above, investors, which includes banks, will want to know how you're managing the property.

I don't know your background, but I'm going to assume you haven't managed this many doors before, and you probably have a day job.  While you could do it yourself, I take it you're an investor and not a property manager. unless you're trying to buy your way into a job, farm it out.

Deal math is the same. Get insurance quotes, tax estimates. Demand a property survey if one isn't provided. Check if high speed internet and cable service includes a royalty to the landlord. Live in middle America? Oil and gas royalties are real.

people die every day.

when they move out, they take their stuff, which includes plaques and crosses. If they're occupants, they must comply with the rules of the community.

be careful asking them to remove something that is otherwise legal to hang, especially if it could be construed as religious.

I've found that rent to own is pretty much a marketing ploy.  Do you really believe the tenants will buy?

Just rent the home.

You could probably negotiate a cut at the table.  Do you personally know this buyer?  If not why don't you just do what everyone else does and get a license?

Has anyone tried "bypassing" the seller's agent by advertising themselves? I tried craigslist, but results were pretty terrible. What about FSBO.com or mlsmyhome.com?

I hate getting Craigslist spam from investors offering to buy who then never respond,or if they do, they're really amateur. Don't be that guy.

Aside from that, if you can't cash flow, you have other ways to make money. Download How to make big money in small apartments for $0.99. Lance talks about different strategies that are solid. He's a big advocate for direct mail, and he gives pointers on how to do it right.

finish college. Sounds dumb, but it's a smart decision in this day and age. When i was 23 and bidding on a house, my agent wanted to see my degree.
