Depends on the work being contracted. The saying "time is money" is true. You can't just look at the cost of contractors. You have to consider what your time is worth plus how much extra you are paying for insurance, taxes, utilities, etc while the property isn't providing income to offset these costs.

There are many tech jobs in Louisville already. What is needed is people to fill the positions.

It would be better if New Albany would stop tearing up the streets in downtown. Now they are removing one of the lanes on Market Street between State and Pearl where many of the new restaurants are. Changing the streets from one way to two way has not improved traffic flow in my opinion and I have lived in the area 60+ years. Maybe the city should have left the parking lot at Spring and Pearl instead of spending millions to turn it into a park. I drive pass there about every day and have yet to see anyone utilizing the park.

KY Farm Bureau wouldn't give me a quote because they said the roof was in need of repair and too old. The roof doesn't leak and there are no missing shingles. I do not know the age of the roof but it is doing everything a roof is supposed to do. 

State farm had no issue with the roof.

Hi Greg. What I meant is with a 40 unit complex having on site management dedicated to this property might be better than hiring a company handling many properties.

If you house hack Arron you can get an FHA loan. FHA's are available for up to a quadplex if you are using it as your primary residence.

Hi Arron. Glad to have you here. My son is the VP of IT at Southern Seminary. I have been investing in Louisville rentals for a few years.
