Hard to say what his/her intentions are. It could be he/she never locked the rates when they were lower. Shop around but find a lender who can close the deal.

Every state is different. I would research your states laws as it relates to creditors.

Since you will be doing the work to lease it your self I suggest you buy it at a discount to the market price of a fully occupied home.
If paper work checks out make sure you don't disclose its an emotional support animal to the other tenants. I would check your local Apartment Association for a webinar on the topic. The California Apartment Association has a great webinar about how to handle the situation.

When in doubt invest in your self by learning a new skill and/or strengthen your balance sheet etc.

MLS has the most up to date information. If you can't find it on the MLS it might because the agent may have not properly written the subdivision info on it and/or it might have been on a different MLS. You can also get your local Title Rep to pull out a list of recently sold properties in the area.

First I would be concerned about not being able to see the inside of the units. Makes me wonder what the owner is hiding. I would start but reading Tenant/Landlord Law and interviewing 5 lawyers. Choose the one that seems knowledgeable and you would work well with. Once you know what to do with the tenant find the rest of your team.

Hello @Daniel Jodrey,

First of all congratulations on the new job! You will love the Central Coast of California. If you are looking for an affordable place to buy/invest you will either need to go to North SB County or down south to Western Ventura County. I know many people who live in Ventura and work in Santa Barbara. Both Santa Maria and Ventura have (or will have) a bus that takes you to Santa Barbara.
