Thank you for the additional printing company recommendation!

I appreciate both both of your thoughts on the matter. Besides cap rate and price per unit what is another good metric I should be looking at? 

Any other sources that would inform me what has just sold?

My goal is to touch contacts 8 times so the amount I order will be based on the cost. 

I am thinking of printing around 100 to 300 postcards at a time. As for brochures I am looking of printing 50 to 250 at a time.

Not a Wholesaler but I am looking to do some direct response marketing. Who better to ask than the best wholesalers right?!

What companies do you recommend to print your Postcards? Brochures?

I use Vistaprint but I want to see if there are other companies that can do it cheaper and/or better.

    I am a Real Estate Agent who would like to start brokering the Buying & Selling of Multi-Family homes (2+ units) as well as one day buy them for my self as an investment. Before I would even think about brokering these deals (or investing) I would like to determine what Multi-Family homes are currently selling for. 

    My goal is to get a list of Sold (& Currently Listed) Multi-Family Homes in my area so I can start seeing what prices are currently like in my market and serve as a starting point to really understand the value of Multi-Family homes by analyzing deals. As of today (6/9/2016) my MLS shows a total of 47 listings. This is for a county that has over 800k people! I feel that much of the activity is probably happening off the MLS.

    Question:

    1. How do you find properties listed outside of the MLS?
    2. How do you find a list of properties sold outside of the MLS?

    As a Real Estate Agent I would suggest that you stay away from Zillow or Tulia. Their data is not always up to date and for nearly a year they have been in court trying to get access to the MLS. Realist (they provided them with MLS data) dumped zillow as a client. Zillow has been making deals with individual MLS so data quality is not consistent between metros.

    I would use Realtor.com since they are linked to the MLS. Also I would suggest working with a Real Estate agent. The MLS provides us with a ton of info!

    I would also suggest you call up a title company and get a list of recent property transfers. Depending on the price point and area a number of properties may have gotten sold and never were on the MLS. So if you focus on MLS you may miss out on a lot of data.

    Hello BPer's,

    This forum is filled with useful sales scripts and objection handling techniques. I wanted to know how you guys (and gals) practice sales scripts. My goal is to standardize the way I communicate to clients/prospects by using a script and to practicing the script till the script becomes second nature.

    Specifically I am looking for tools/techniques I can use to improve the learning of these scripts. I would like to hear your experience with how you learned sales scripts and practiced the scripts.

    I would like to better understand the Property Management Business. Those of you with Property Managers I wanted to know:

    1. How often does your Property Manager visit the property?

    2. How do they share the condition of the property with you (i.e. phone call, report etc)?

    3. Does it cost you extra for the Property Manager to visit the property?

    For those of you who are looking to get a Property Manager:

    1. How often would you want your Property Manager to visit the property?

    2. How would you like them to describe the condition of the property for you? What format would you like them to report it to you (i.e. phone call, report etc) ?

    3. Would you be willing to pay for additional visits to the property beyond once a year?

    My Goal:

    • To create a process to handle Rental inquiries and to cut down the time it takes for me to respond. I need a process that allows me to document my interaction (for legal reasons), track who I responded to and be able to see who to follow up with.

    My Problem Summarized

    • I get a ton of responses from multiple sources (i.e. Signs, Zillow/Trulia, CL etc)
    • I have to manually enter their information into a database (Name, Phone#, Property Interested, Looking to Move etc)
    • I do not have an effective way to track applicants in the process so I can follow up with them.

    I know my solution lies with using a CRM (Customer Relationship Software).

    Please let me know:

    • 1.What CRM do you use
    • 2.Any Additional Software you use to minimize inputting/transferring data into the system
    • 3.Any Software that automatically logs phone calls & emails and assigns them to a contact (that would be a big plus!)
    • 4.How you connect the applications with the CRM
    • 5.Rules/Guidelines you use to keep the system humming and to increase response time
    • 6.Any other things I should know/think about when designing this system
